Ruby Hill Real Estate Update July 2018

We are asked quite often how the market is – so here’s a quick summary of how homes for sale in Ruby Hill are doing. Pleasanton homes for sale in general often tell a different story so we will blog about the general Pleasanton Real Estate market early next week.  In the mean time here’s info on Ruby Hill Real Estate:

Quick summary of the Ruby Hill Market July 2018:

21 homes have closed escrow so far this year vs. 27 last year at this time.(-28%).

11 Custom homes have sold for an average of $470 per SF in 2018. Homes have sold from $2.279M to $5.1M.  (As a comparison in 2017 – 21 custom homes had already sold by late July.)

2 Rivasco homes have sold for average of $467 per SF (sized 4291 & 5254 SF). 1 smaller homes sold in this timeframe last year, for a higher price per SF.

3 Ascona homes have sold for average of  $653 per SF (all were single story 2627 SF homes).  No Ascona homes sold on the MLS in the first half of last year.

5 Premia homes have sold for an average of $622 per SF (2296 to 2680 SF) – Prices are up an average of 16% from last year same timeframe).
